How this DSCR calculator works

The primary residential investor screen is qualifying monthly rent divided by monthly PITIA. When interest-only is selected, the calculator uses ITIA by replacing principal and interest with interest-only debt service.

The supportable loan amount is the lower of DSCR support, the selected max LTV cap, and the lender loan cap. Purchase mode shows down payment and cash to close. Cash-out refinance mode subtracts payoff, points, and closing costs from the new loan amount.

The commercial cross-check uses annual NOI divided by annual debt service. It is included for comparison because multifamily and commercial underwriting often use NOI instead of gross rent over PITIA.
