New York STR assumptions

This page seeds the calculator with a starting property value of $400,000.00 and a starting ADR of $200.00. These are screening defaults, not local revenue data. Replace them with nearby comparable STRs, seasonality, and actual booking history when available.

Property tax is seeded from the New York effective property-tax rate of 1.3%. Insurance uses the same state risk model as the other REI analyzers. Lodging tax is deliberately user-entered because city, county, tourism, convention, and occupancy taxes are often local.

STR diligence note from the New York investing profile: NYC's Local Law 18 (effective Sept 2023) essentially banned investor-owned short-term rentals — hosts must be present during guest stays and registration is required. This law has effectively shut down Airbnb-style investing in NYC residential. Local Law 18 is fully in effect and enforcement is active.

Market context: Buffalo/Erie County (most affordable large city in NY, cash flow, gentrification potential). Rochester/Monroe County (University of Rochester/RIT, affordable cash flow). Albany/Capital Region (state government stability, moderate prices, hybrid). Syracuse/Onondaga County (Syracuse University, affordable). NYC Outer Boroughs (Queens, Bronx, Staten Island — extremely high prices but high rents; heavily regulated).
